The Australian Industrial REIT is a real estate investment trust. The principal activity of the Fund is investment in Australian industrial properties. The Fund's investment objectives are to provide investors with exposure to industrial properties located in metropolitan areas in Australia within close proximity to road, rail, air or port infrastructure; stable earnings from the collection of rent from the tenants of its properties that support the payment of regular income distributions to unitholders, with that rental income underpinned by leases to tenants with the majority of income growth; the potential for capital growth over time where the value of its properties appreciates; a conservative capital structure with target gearing of around 25% to 40%, and future acquisition and investment opportunities through utilizing Fife Capital Group's relationships. Its portfolio consists of around 16 industrial properties. The Fund is managed by Fife Capital Funds Limited.
