FrontView REIT NYSE: FVR maintained its 2026 earnings outlook after a third quarter in which it acquired 16 properties, sold five and ended with nearly all of its portfolio occupied. Executives said a pipeline of potential purchases could allow the company to meet or exceed its investment target for the year.
The net lease real estate investment trust also named Chief Financial Officer Pierre Revol president, a role he will hold alongside his finance responsibilities. Chairman and CEO Steve Preston said the appointment reflected the company’s plans to scale while retaining its focus on individual properties.
FrontView maintained its full-year adjusted funds from operations, or AFFO, guidance of $1.32 to $1.34 per share. Revol said the midpoint represents approximately 7% growth and includes 2 cents per share of other income earned in the first half of the year. The forecast implies fourth-quarter AFFO of 33 cents per share, with no other income assumed.
Acquisitions and sales
FrontView acquired 16 properties for $50.6 million in the third quarter at an average capitalization rate of 7.56%. It sold five properties for $17.1 million at a 6.56% cap rate, generating a 100-basis-point spread between acquisitions and dispositions.
Preston said the company had more than $40 million of properties under letters of intent or purchase and sale agreements at yields above those achieved in the third quarter. Depending on closing dates, FrontView is positioned to meet or exceed its full-year net investment guidance of approximately $120 million, he said.
In response to an analyst’s question, Preston said a bulk of the pipeline could close this year, subject to due diligence. He also said full-year dispositions were expected to be around $50 million. Revol cautioned that investors should not assume the third quarter’s 100-basis-point acquisition-to-disposition spread will continue and said he expected a somewhat smaller spread in the fourth quarter.
Preston said some properties FrontView had previously lost to higher bidders were returning to the company as financing became more difficult for other buyers. He distinguished those opportunities from a broad repricing of the market, noting that some high-profile properties were still trading at cap rates in the 4% range.
Among its purchases, FrontView acquired a Spec’s wine and spirits store in San Antonio for $2.6 million at a 7.6% cap rate. Preston said the property’s rent was below estimated market levels and that the company expects the tenant to renew. He described the transaction as an example of FrontView buying shorter-term leases where it sees an opportunity to create value.
Occupancy and lease activity
FrontView ended the quarter with 327 properties and 99.4% occupancy. Preston said there were two vacancies at quarter-end: a former Smokey Bones property for which a lease was out for execution, and a small gas station that has since been sold.
The company signed a 15-year Chase ground lease for a Stone Mountain, Georgia, property currently occupied by Wendy’s. The new lease is scheduled to begin when the Wendy’s lease expires in March 2027 and carries a 53% rent increase, Preston said.
Revol said six new leases will contribute approximately $1.2 million in annualized rent, 19.3% more than the prior leases. Four are expected to commence in the fourth quarter and two in 2027.
Preston said FrontView had completed work on 10 of 34 leases expiring in 2027 and expected rent recovery results similar to those achieved in 2026. Revol noted that many tenants have renewal options, limiting when the company can reset rents to market levels.
Management reported no new additions to its credit watch list. FrontView’s 2026 bad-debt allowance of 50 basis points remained largely unidentified, Revol said, adding that portfolio performance had helped the company raise the midpoint of its AFFO guidance from the $1.28 initially forecast.
Revenue, leverage and funding
Contractual cash rents rose by $777,000 from the prior quarter to $16.7 million. Adjusted cash revenue increased 4.4% to $17.1 million, while adjusted cash net operating income was $17.4 million. Non-reimbursable property expenses fell to $216,000, or 1.3% of adjusted cash revenue, from $405,000, or 2.6%, a year earlier.
FrontView ended the quarter with $174 million of liquidity and net debt to adjusted annualized EBITDAre of five times, down from 5.6 times at the beginning of the year. Revol said leverage would decline to 4.5 times on a pro forma basis after the planned final $30 million draw of preferred equity on November 10.
Revol said the company has capacity to complete its 2026 investment plan and fund another $80 million of net investment in 2027 while keeping leverage at or below 5.5 times. Repeating the approximately $120 million 2026 target next year would bring leverage close to 5.8 times, he said, within FrontView’s five-to-six-times target range.
FrontView did not issue 2027 earnings guidance. Revol said interest rates and potential changes to the company’s swaps could affect next year’s results, with guidance expected closer to February.
