Key Points

  • Weyerhaeuser reported mixed third-quarter results: net earnings were $61 million on $1.9 billion in sales, while adjusted EBITDA rose 14% year over year to $248 million. Stronger Timberlands performance partly offset weakness in Wood Products amid high interest rates, softer housing demand and rising costs.
  • The company is optimizing its portfolio and advancing long-term growth initiatives, including the planned $146 million sale of 81,000 Arkansas timberland acres, a Monticello engineered-wood facility, biocarbon and solar projects, and expanded China log exports.
  • Management expects continued near-term pressure: fourth-quarter Timberlands results should be broadly stable, but Strategic Land Solutions EBITDA is projected to fall about $45 million and Wood Products results are expected to decline. Weyerhaeuser also plans to increase share repurchases, citing an attractive gap between its stock price and underlying asset value.

Weyerhaeuser NYSE: WY reported third-quarter 2026 net earnings of $61 million, or $0.08 per diluted share, on net sales of $1.9 billion. Adjusted EBITDA totaled $248 million, up 14% from the third quarter of 2025, as higher Timberlands results partly offset weaker performance in Wood Products.

Chief Executive Officer Devin Stockfish said elevated interest rates, softer housing activity, rising diesel prices and transportation costs continued to pressure the operating environment. Still, he said the company’s portfolio, balance sheet, operational-excellence programs and capital-allocation flexibility position it to manage the downturn while pursuing long-term growth projects.

Timberlands Results and Portfolio Actions

Timberlands generated $67 million in earnings and $133 million in adjusted EBITDA, with EBITDA rising 8% sequentially. The increase was driven primarily by higher sales volumes in the South, where improved weather supported harvesting activity and sawmills rebuilt inventories following second-quarter weather disruptions.

Western Timberlands adjusted EBITDA was $67 million, roughly unchanged from the prior quarter. Domestic log realizations increased slightly due to a higher mix of grade logs, while sales volumes declined moderately, largely reflecting lower fiber-log sales. In export markets, demand and pricing in Japan were stable, while volumes were lower because of vessel timing.

Stockfish said Weyerhaeuser delivered one vessel to China during the quarter and expects a recently discussed removal of the 10% tariff on logs exported to China to provide additional margin opportunity. The company expects to deliver three vessels to China in the fourth quarter, compared with one vessel per quarter since it re-established its China export program in late 2025.

Separately, Weyerhaeuser agreed to sell about 81,000 acres of non-core timberlands in Arkansas for $146 million. The transaction is expected to close by year-end. Stockfish said the acreage was fragmented, had limited strategic-land optionality and was not near the company’s existing mills. Chief Financial Officer Davie Wold said the company had completed or announced approximately $450 million of divestitures year-to-date and continues to evaluate further portfolio-optimization opportunities.

Strategic Land Solutions and Climate Initiatives

Strategic Land Solutions contributed $67 million in earnings and $86 million in adjusted EBITDA, down $43 million from the second quarter because of the timing and mix of real estate sales. Weyerhaeuser said real estate results are generally more heavily weighted toward the first half of the year.

Management said demand and pricing for properties with premiums to timber value remained steady. The company also said its Climate Solutions business had generated $140 million in adjusted EBITDA through the first nine months of 2026, exceeding its full-year 2025 result.

During the quarter, Weyerhaeuser advanced several growth projects:

  • Construction continued at its Monticello engineered wood products facility, with startup expected in mid-2027.
  • The company broke ground on its first biocarbon facility in McComb, Mississippi, and is evaluating additional locations.
  • Two more solar sites entered construction, bringing the portfolio to two operating sites and five under construction.
  • Weyerhaeuser monetized about 340,000 forest-carbon credits year-to-date, putting it on pace for its highest annual volume since the program began.
  • The company signed an agreement to explore geothermal-energy opportunities across 145,000 acres in Oregon and Washington.

Stockfish said biocarbon could become a significant long-term growth engine, though the first facility is still several years from generating meaningful adjusted EBITDA. He also said the company is pursuing data-center development opportunities at several sites, including work involving entitlements, community support and power access.

Wood Products Pressured by Pricing and Costs

Wood Products generated $32 million in earnings and $91 million in adjusted EBITDA, down $38 million sequentially. The decline reflected lower pricing across most products and increased costs, including higher transportation expenses tied to record diesel prices.

Lumber adjusted EBITDA declined 5% from the second quarter to $69 million, as higher manufacturing and log costs outweighed slightly improved delivered sales realizations and higher production and sales volumes. The framing lumber composite reached a multiyear high in late July before declining as housing activity softened and late-summer seasonality emerged.

OSB posted an adjusted EBITDA loss of $18 million, compared with a $6 million loss in the previous quarter. The result reflected lower volumes, more extensive maintenance activity, higher manufacturing and resin costs, and a 2% decline in average sales realizations. Stockfish said recent OSB price improvements were primarily supply-driven following curtailments and closures, rather than a recovery in demand.

Engineered wood products adjusted EBITDA declined $13 million sequentially to $41 million, reflecting lower average sales realizations, higher freight costs and an unfavorable product mix. Management expects engineered wood product realizations to improve slightly in the fourth quarter as recently announced price increases take effect.

Capital Allocation and Fourth-Quarter Outlook

Weyerhaeuser generated $193 million of cash from operations during the quarter and ended the period with about $350 million in cash and $5.4 billion of debt. The company has no remaining debt maturities until late 2027.

The company returned $151 million to shareholders through its quarterly dividend and repurchased approximately $10 million of shares during the third quarter. Wold said management views buybacks as increasingly attractive given the gap it sees between the share price and its assessment of underlying asset value, and expects repurchase activity to increase in the fourth quarter.

Capital expenditures were $137 million, including $54 million for the Monticello project. Weyerhaeuser reduced expected 2026 spending for Monticello to approximately $250 million from its earlier estimate of $300 million, which Wold attributed to the timing of cash outlays rather than a change in project scope. The company also reduced its typical 2026 capital-expenditure guidance, excluding Monticello, to approximately $375 million.

For the fourth quarter, Weyerhaeuser expects Timberlands earnings and adjusted EBITDA to be comparable with the third quarter. It expects Strategic Land Solutions EBITDA to decline by about $45 million because of real estate-sale timing. Wood Products earnings and EBITDA are expected to be moderately lower, excluding changes in lumber and OSB realizations, amid softer seasonal demand and continued macroeconomic pressure.

Stockfish said mortgage rates above 7%, weak consumer confidence and affordability constraints are likely to keep housing activity subdued through year-end. However, he said long-term housing fundamentals remain supported by underbuilding, demographics and the need for policies that facilitate new development.
