FFO and core FFO available to common stockholders during the fourth quarter of 2024 were both $0.35, respectively. FFO and core FFO for the 12 months ended December 31, 2025, were $1.38 and $1.40 per share, respectively. FFO and core FFO for the same period in 2024 were $1.41, and $1.42 per share, respectively. As of December 31st, our effective average SOFR was 3.87%. Our outstanding bank term loans are all hedged to maturity with interest rate swaps. We continue to monitor interest rates closely and update our hedging strategy as needed. During the 12 months ended December 31st, 2025, we sold 4.4 million shares of common stock under our ATM program, raising net proceeds of $61 million. But in our discussions with the tenancy, and as we have projected out with some agreements in place relative to waiting just having a signed document or their ability within their lease to just automatically have a right to exercise, we are concentrating on two out of those eight, because six of them have been, in all honesty, we believe, very, very much in the barn.
