Mortgage rates just hit their highest level in nearly three years. First-time homebuyers are feeling it most, and that shift is opening a door for three housing stocks built around affordability.
According to the Mortgage Bankers Association (MBA), applications fell 4.2% in the week ended Oct. 2. The average 30-year conforming rate jumped to 7.49% from 7.30%, and points rose to 0.84 from 0.75. Refinance applications fell the most, down 8%. Purchase demand slipped too, with the seasonally adjusted Purchase Index down 2%.
The most telling number came deeper in the report. FHA purchase applications fell 6%, the steepest drop of any purchase loan type. FHA loans are the entry point for first-time buyers and those who can only make a low down payment.
Those households feel every tick higher in rates, and the pressure hasn’t eased. MBA data showed the 30-year rate at 7.50% for the week ended Oct. 9. Purchase applications fell another 4%.
When these buyers step back, their need for housing doesn’t go away; it just moves to what's affordable. Here are three companies positioned for that incoming demand.

Sun Communities NYSE: SUI is a real estate investment trust (REIT) with a specific niche. It owns the land beneath manufactured homes. In a Sun Communities development, residents typically own their homes but pay Sun a monthly lot rent. Moving a manufactured home is expensive, so few residents leave. That low turnover makes rent increases stick.
The company's Q2 2026 results reflect that pricing power. Manufactured housing same-property net operating income (NOI) rose 8.8%. Same-property adjusted blended occupancy held at 98.8%. Core funds from operations (FFO) of $1.84 per share beat the top of guidance, and management raised its full-year outlook.
There is a near-term test, though. Sun’s third-quarter guidance calls for same-property NOI growth of 2.0% to 3.5%. That is a step down from the 6% pace of the first half. Q3 results are estimated for the end of October. In the meantime, the $1.12 quarterly dividend yields about 3.9% at current prices.
The company is also cleaning up its balance sheet. After selling Safe Harbor Marinas in 2025, Sun closed the sale of its UK Park Holidays business on Sept. 22 for roughly $1.03 billion in net cash. Sun now positions itself as a pure-play North American operator of manufactured housing and RVs. Proceeds are earmarked mainly for buybacks and debt reduction.
The analysts tracked by MarketBeat have SUI as a Moderate Buy with a consensus price target of $137.36, about 20% above the current price near $114. Barclays trimmed its target to $143 on Oct. 14 but kept an Overweight rating. Shares remain below their 50-day moving average, though the MACD has turned positive.

Invitation Homes NYSE: INVH owns single-family rental homes across the U.S. Its typical resident looks a lot like the FHA applicant who can't get a conventional mortgage. That means they still want a yard and a garage. They just can’t make a 7.5% mortgage work.
Citing John Burns Research & Consulting data, management said leasing now costs over $1,000 less per month than owning, on average. That gap keeps residents in place. Second-quarter turnover improved to 5.7%, and the average stay topped 40 months.
Pricing is firming, too. Renewal rent growth averaged 3.3% in the second quarter and hit 4.3% in July. Management expects renewals between 3.5% and 4.5% for the rest of the year. The soft spot is new-lease growth, which was just 1.1% in the quarter.
Analysts are more cautious here. MarketBeat shows a Hold consensus with a $32.15 average target, roughly 21% above the current price of around $26. Mizuho upgraded the stock to Outperform in September. Like SUI, shares sit below their 50-day average, but the MACD recently crossed higher.

Champion Homes: The Most Upside and the Most Risk

Champion Homes NYSE: SKY, formerly Skyline Champion, builds factory-built housing (i.e., manufactured homes). Manufactured homes cost far less per square foot than site-built homes. That makes them more relevant at times when housing affordability is a concern.
Recent results point to steady demand. In the company's Q1 earnings report for fiscal year 2027 (FY2027), sales rose 1.3% to $710.2 million, and backlog reached $421.8 million. CEO Tim Larson cited encouraging demand trends. Champion also closed its Homes Direct acquisition, expanding its retail footprint.
Here’s one item to watch. Many manufactured-home buyers use chattel loans, which finance the home but not the land. These loans typically carry higher rates than standard mortgages. So the same interest rate spike that pushes buyers toward manufactured housing can also price them out of it.
The market appears to see that risk. Shares fell 5.5% at the close on Oct. 7, the day the MBA report came out. The stock is now well below its 50-day average, and its MACD is still falling. Yet the analysts tracked by MarketBeat give SKY a consensus rating of Moderate Buy and an average target price of $104, implying about 37% upside from recent trading levels.
